1. Booking and Confirmation

1.1 Reservation Procedure

Reservations must be made through the official website or authorised booking channels. An enquiry does not constitute a confirmed booking.

1.2 Booking Confirmation

A booking is confirmed only upon written acknowledgement following receipt of the applicable deposit. Until confirmation is issued, the dates remain available for other guests.

2. Payments

2.1 Deposit

A non-refundable deposit of 30% of the total rental amount is required to secure a booking. Non-payment within the specified time may result in automatic cancellation.

2.2 Balance Payment

The remaining balance must be settled in full no later than 30 days before the agreed check-in date. Reservations made within 30 days of arrival require immediate full payment.

2.3 Payment Methods

Acceptable methods of payment include bank transfer, credit card, or other options specified at the time of booking.

3. Cancellations and Refunds

3.1 Cancellation by Guest

Cancellations must be submitted in writing.

  • Cancellations made more than 30 days before arrival will result in the forfeiture of the deposit.
  • Cancellations within 30 days of arrival are non-refundable.

3.2 Cancellation by Owner

In the unlikely event that the property becomes unavailable, a full refund will be issued. Alternative accommodation may be suggested where feasible.

4. Check-in and Check-out

4.1 Standard Times

  • Check-in is from 3:00 PM
  • Check-out is by 11:00 AM

4.2 Early/Late Arrangements

Requests for early arrival or late departure must be made in advance and are subject to availability and additional fees.

5. House Rules

5.1 Smoking

Smoking is strictly prohibited inside the property. Guests may smoke only in designated outdoor areas.

5.2 Pets

No pets are permitted unless agreed in writing prior to the stay.

5.3 Occupancy

The number of overnight guests must not exceed the agreed capacity. Non-registered visitors are not permitted to stay overnight.

5.4 Use of Property

The premises must be used solely for private residential purposes. Commercial activity or unauthorised events are strictly prohibited.

5.5 Group Bookings and Celebrations

Hen parties, stag parties, or similar group events are not permitted at the property under any circumstances. The property is intended for respectful, private use only. Any breach of this condition may result in immediate termination of the stay without refund.

6. Events and Exclusive Use

6.1 Event Approval

Any use of the property for events, including but not limited to weddings, photography, and filming, requires prior written consent.

6.2 Event Conditions

Approved events may require:

  • A separate agreement
  • Additional security or staff presence
  • Noise management
  • Compliance with local regulations

7. Security Deposit and Damages

7.1 Security Deposit

A refundable security deposit may be required and is payable prior to arrival.

7.2 Post-Stay Inspection

The property will be assessed following guest departure. Any damage, loss, or excessive cleaning required will result in deductions from the deposit.

7.3 Refund Process

Security deposits will be refunded within 7 working days after check-out, subject to satisfactory inspection.

8. Liability

8.1 Guest Responsibility

Guests are responsible for their own safety and that of any minors or vulnerable persons in their care. Guests must ensure all doors and windows are secured when leaving the property.

8.2 Personal Belongings

The property owner accepts no liability for loss, theft, or damage to personal possessions.

9. Use of Facilities

9.1 General Use

All facilities provided must be used with care. Damage or misuse may result in repair costs charged to the guest.

9.2 Outdoor Spaces

Guests are requested to respect the privacy of neighbours and maintain quiet enjoyment when using gardens, driveways, and outdoor areas.

10. Conduct and Noise

10.1 Conduct

Guests must conduct themselves respectfully and in accordance with public decency. Disruptive or illegal behaviour will not be tolerated and may lead to immediate termination of the stay.

10.2 Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Guests are required to reduce noise levels during this time.

11. Cleaning and Housekeeping

11.1 Standard Cleaning

The property will be cleaned and prepared for guest arrival.

11.2 Additional Services

Housekeeping during the stay can be arranged upon request for an extra charge.

11.3 Departure Condition

Guests must leave the property in reasonable condition. Excessive cleaning may incur additional charges.

12. Force Majeure

The owner is not liable for failure to provide accommodation or services due to events beyond reasonable control, including but not limited to natural disasters, government actions, health emergencies, or utility failures.

13. Data and Privacy

Personal data is collected solely for booking, communication, and compliance purposes. It will not be shared with third parties except where required by law or consent is given.
